Ariza Forest View, Santa Rosa Beach, Florida. HUD 221(d)4, Class A, 283-unit apartment complex. Construction recently completed and about to reach stabilized occupancy. Managed all aspects of the development process.

Ariza Temple, Temple Texas. HUD 221(d)(4). Class A, 199-unit apartment complex. Managed all aspects of the development process for this $25 million project.

Ariza Plum Creek, Kyle Texas. Class A 295-unit apartment complex. Ground up new construction with a total project value of $35M.

Aria Plum Creek, Kyle, Texas. Class A, 180-unit apartment complex. New Construction. Ground up development required site selection, market research, city and planned community entitlements, construction oversight, and budget control services. Project value approximately $18 million.

Woodland Park, Houston, Texas. Apartment complex of 288 units. New Construction from the ground up including site selection, market research, and concept development. Total cost of the project: $11.5 million.

Eastridge Apartments, Tucson, Arizona. Apartment complex of 436 units. Interior, exterior, and leasing office renovations totaling $1.5 million.

Oracle Villa Apartments, Tucson, Arizona. Apartment complex of 356 units. Interior, exterior, and leasing office renovations totaling $850,000.

Jones Crossing, Houston, Texas. Apartment complex of 436 units. Interior, exterior, and leasing office renovations totaling $890,000.

Wallingford, Houston, Texas. Apartment complex of 436 units. Interior, exterior, and leasing office renovations totaling $1.25 million.

Avanti Senior Living, Texas. Development services for start-up senior housing company across multiple sites and markets including prototype development. Overall program management for three assisted living and memory care facilities with 90 units each. Projects valued at approximately $10-13 million.

Hearthstone at Austin, Austin, Texas. Assisted living facility of 80 units (133 beds) totaling 53,800 square feet including a Special Care Center for Alzheimer's patients. Project value approximately $8 million.

Hearthstone at Irving, Irving, Texas. Assisted living facility of 68 units (113 beds) totaling approximately 45,000 square feet. Project value approximately $7.5 million.

Hearthstone at Crestway, San Antonio, Texas. Assisted living facility of 68 units (113 beds) totaling approximately 43,500 square feet.

Carestone at Milford Church Road, Atlanta, Georgia. Assisted living facility of 80 units (133 beds) totaling 53,200 square feet including a Special Care Center for Alzheimer's patients. Project value approximately $7.5 million.

Carestone at Carrollwood, Tampa, Florida. Assisted living facility of 80 units (133 beds) totaling 53,800 square feet including a Special Care Center for Alzheimer's patients. Project value approximately $8.5 million.

Carestone at Mt. Zion, Atlanta, Georgia. Assisted living facility of 80 units (133 beds) totaling approximately 53,200 square feet including a Special Care Center for Alzheimer's patients.

Carestone at Heritage Woods, Mobile, Alabama. Assisted living facility of 68 units (113 beds) totaling approximately 44,000 square feet. Site acquisition and development through construction.


Katy Green Retail, Katy, Texas. Managed all aspects of the development of a 14,800 SF retail shopping center project through shell delivery. Responsible for the overall coordination of all project consultants and development and construction processes for this $1.9M project.

Pier 1, Victoria, Texas. Construction and development management for this build-to-suit valued at $900K. Project required a fast-track process to meet the owner’s turn over obligations to the tenant.

Auto Answers, Humble, Texas. Supervised the design, development and construction of the first prototypical store of this expanding retail automotive repair concept including site selection, corporate approval, due diligence, capital budgeting, supervision of the real estate closing process, and move in of the facility for opening day. Best performing store in the portfolio. Sold in sale-lease back program profitably.

Spring Creek Commons, Tomball, Texas. Supervision of various development and construction projects associated with a 60-acre retail development including a joint public-private venture with the City of Tomball valued at more than $1 million to extend public utilities. Responsibilities included the coordination of all design consultants and City officials, permitting, work progress and acceptance of utilities as well as the construction management of site rough grading, detention and drainage facilities, a portion of which was another public-private partnership project with the City of Tomball.

Domestic Auto Experts, Houston, Texas. Growth program involving the development and construction of retail automotive repair stores. Initial site selection for 5 stores as well as the supervision of the entitlements process for site development and construction management of 3 remodel projects valued at more than $1 million. Also supervised the process to design and cost estimate a new prototype store for repetitive facility expansion in multiple trade areas and markets. Introduced sale-leaseback program to capitalize future growth.

CVS Pharmacy, Houston, Texas. Growth program involving the development and construction of 12,000 square foot retail drugstores. Investigated and performed various degrees of site surveys and due diligence for more than 100 sites. Completed development and entitlements for more than 35 stores and construction managed and opened more than 20 stores. Included MUD reimbursement negotiations, difficult development projects with ARC reviews, and a complex land swap with Brazoria County. Program value of more than $160 million.

Church in Katy, Texas. Currently serving as Construction Manager/Inspector for Prosperity Bank to oversee the construction of a 22,400 SF church facility.

Church in Sugarland, Texas. Currently serving as Construction Manager/Inspector for Prosperity Bank to oversee the construction of a 25,000 SF church facility.

Paloma Energy Consultants, Tomball, Texas. Managed the design and execution of a multi-phase renovation and new construction project including the acquisition of the property, all required entitlements to comply with the governing jurisdictions, design consultant management, and construction management of this company’s headquarters totaling more than $2M. Coordinated the physical relocation of the company itself including the phones and IT with zero down time. Also secured economic development grant to assist with the company’s relocation efforts.

Nit Noi Thai Restaurant, Houston, Texas. Restaurant of approximately 3200 square feet. New build out of strip center space valued at $365,000. Project bidding, buy-out, and management.

Merchant's LaClede, St. Louis, Missouri. Historic 6 story office building totaling 60,000 square feet. Exterior and interior renovations, life safety and code compliance for asset disposition totaling $350,000.

Palmetto Office Park, Miami Florida. Five building office park totaling 50,000 square feet. Exterior capital improvements for asset disposition totaling $210,000.

Miami Lakes Executive Center, Miami, Florida. Two building office park totaling 110,000 square feet. Exterior capital improvements and interior improvements for asset disposition totaling $200,000.

Conway Plaza, Orlando, Florida. Retail center totaling 120,000 square feet. Exterior capital improvements for asset disposition totaling $450,000.

Arlington Court, Houston, Texas. Single-family residential community of 73 exclusive inner-city lots. Construction management, market research, and concept development. Project value: $13,000,000.


Brazos River Mercantile, LLC dba Waterside Ace Hardware, Richmond, Texas. Led the acquisition and revitalization of a retail hardware store in disarray.

Project Management and Efficiencies Consultation, various locations nationwide. Assessed and guided the owners of distressed businesses through operational forensics, performance analysis metrics with pragmatism and creative recommendations for improvement.

Business Owner/CEO, Gulf Stream Holdings, Inc., a holding company comprised of the operating companies Golden Banner Press in San Antonio and Corpus Christi, Texas and Gulfstream Graphics Corporation in Houston, Texas.

Business Development Leader, Vice President and President of Operating Companies. Gulf Printing Company was acquired by Consolidated Graphics (holding company for Western Lithograph) from Southwestern Bell in December of 1993 when Mr. Rand was made President. Mr. Rand took the company from an annual loss of over $5MM to a profit within 2-years and was instrumental in the Consolidated Graphics IPO in 1994.
